The stable/barn was assigned to category 4 (worth protecting) as part of the municipal inventory of the buildings in the village zone. On the part of the canton, it is planned to reassign the object to category 4+. The inventory is currently not legally binding.

In both cases (category 4 or 4+), a conversion of the building for residential purposes in the sense of a second home is possible in principle, provided that the legal requirements are met and a corresponding building permit is granted.

In the case of a classification in category 4, a cancellation is possible in principle. However, any reconstruction would have to take place under the condition that the resulting apartment is used as a first residence.

If a conversion is to take place before the inventory is to take effect, an object-specific protection order (individual protection) must be issued in advance and published publicly.

The creation of a second home is subject to the provisions of the second home initiative. A permit can only be granted if all legal requirements are met, in particular in connection with the conversion of buildings worthy of protection. The final assessment takes place within the framework of the ordinary building permit procedure.

At this time, the building can be sold as a stable/barn (economic building), combined with the prospect of a possible later conversion for residential purposes within the framework described above.

Sale to non-Swiss people

The acquisition of real estate by persons abroad is governed by the provisions of the Lex Koller. The responsibility for corresponding permits lies with the cantonal authorities. A legally binding assessment can only be carried out within the framework of a formal building permit procedure.
